The Commerce Court managed workspace centre opened its doors for business on 13th July, 1995. It comprises a 2,885m² new build workspace located in south east Bradford with 52 units ranging from 23.23m² to 98.48m². The units are suitable for a wide range of uses with businesses having access to a central reception and conference and meeting rooms. Secretarial support and switchboard services are available to occupiers.
Such is the success of the centre and of the businesses housed there that for the last 2 years the occupancy level has consistently been above 90%. Target outputs such as income generated and employment created have been exceeded. Companies based at Commerce Court employ over 190 people in businesses as diverse as air conditioning, leisure wear and molecular control systems.
The seeds of success were in the partnership approach adopted at the outset in the construction and management of Commerce Court. The centre was funded by Bradford City Challenge and is managed by Bradford Chamber of Commerce and Industry.
Other factors for success have grown out of this partnership including the provision of free advice by Chamber member non-executive directors and a dedicated on site team employed by the Chamber through its operating company, Commerce Court Ltd.
Specific advantages gained by companies locating at Commerce Court include: easy in, easy out terms (one months notice); flexible accommodation; security guard; no separate service charge; ample on site parking; proximity to M606; and an opportunity to intertrade with other Commerce Court businesses.
The 52 units at Commerce Court are modern, single storey workshops suitable for industrial, office or storage use. Internally, all units are finished in fair faced blockwork with a power floated concrete floor. All units are supplied with lighting, a 13 amp ring main with double sockets, water, sink and base unit, intruder alarm and high security doors and windows. The larger units have their own W.C. and an up and over door ( approx. 3m high) with separate personnel door. The smaller units share communal toilet facilities and have a double leaf personnel door.

The site as a whole has planning permission for B1, B2 and B8 uses as defined in the Use Classes Order 1987 (Business, general industrial and warehousing).

Commerce Court is situated in south east Bradford on Challenge Way, off Cutler Heights Lane. The centre is now a well established commercial location for new and growing businesses. Cutler Heights Lane provides good access to the A6177 Bradford ring road and the M606, which links to the trans Pennine M62, as well as the main A647 Bradford to Leeds road. The city centre is approximately 2½ miles away and Leeds/Bradford airport can be reached in around 30 minutes. |

The vision of Bradford City Challenge and Bradford Chamber of Commerce and Industry back in 1991/92 was that some form of industrial/business development would be necessary to complement the physical regeneration activity which was being undertaken in the adjacent Holmewood Estate. It was recognised that improving homes would not be sufficient in itself to kickstart long term economic activity and that it was essential to incorporate business and employment opportunities so that the regeneration of Holmewood and south east Bradford was sustainable.
A two-fold strategy evolved from this objective. Firstly, the provision of managed workspace suitable for small and growing businesses. This needed to be subsidised in terms of capital and initial revenue costs as it was not economically viable in the City Challenge area for the private sector to build speculatively. Secondly, that the workspace should be managed using the expertise of the private sector. This was achieved through partnership with Bradford Chamber of Commerce and Industry.
The result is Commerce Court, a highly successful business centre, built by the public sector and managed by the private sector through Commerce Court Limited.
